New Master-planned Community at the Heart of the Bay

Flowerday Homes have announced titles will be out and construction starting this month for the first 45 house and land packages of the new master-planned Te Mania lifestyle development in Te Puke.


The development is the product of careful planning and collaboration between Flowerday Homes, Western Bay of Plenty District Council, and the award-winning Isthmus Group, to create a community that meets the region’s housing needs, while creating a fully integrated community that connects people, place and culture.


Te Mania, situated at the South end of Dunlop Road, Te Puke, is ideal for families and individuals looking to enjoy the country feel of the ‘Kiwifruit Capital of the World’, while also enjoying convenient access to the beaches and thriving food, drink and commercial centres of nearby Papāmoa and Mount Maunganui.

Respecting the old and protecting the future

The site, which was previously used as agricultural land for kiwifruit, is characterised by its rural beauty, lush surrounds and views of the Te Puke Hills. The name Te Mania was given to the development after a consultation period with local iwi, and reflects the name of an ancient papakainga up the road.


According to Rik, the goal is to “enable a thriving and socially connected community within what is already a thriving and growing area.”


The developers and designers prioritised the sustainable use of the land within Te Mania throughout each phase of the planning process, and the development will offer a diverse mix of homes, whilst balancing the need for generous open and ecological spaces throughout the community and seeking innovative ways to deal with stormwater on the site.


“Sustainability is very important to us,” says Rik. “Wherever possible we seek ways to be sustainable and to minimise waste. In fact, we have set a ‘working towards zero waste’ goal for the project, with dedicating recycling areas for products such as timber, plastic, gib and metal.”


From green spaces to little luxuries

The Te Mania site is located 1.8km West of the Te Puke Town Centre, within close proximity to local schools, reserves, businesses and community facilities.


Once complete, the around 400-section development will include a mix of 2, 3 and 4-bedroom terraces, duplexes and stand-alone homes to suit different lifestyle and budget requirements. All homes come with a Master Builders 10 Year Guarantee, supplier warranties, and a 12-month maintenance period, while also featuring the Flowerday Homes quality touch, including landscaped gardens, fencing, Bosch kitchen appliances, engineered stone kitchen benches and blinds.
